Maximum Rent Increase 2025

From January 1, 2025, new legal limits for rent increases will apply in the private sector, mid-range rent, and social rent. Below is a brief overview of the key changes.

 

 

Private Sector: Maximum Rent Increase of 4.1%

Tenants in the private sector can expect a maximum rent increase of 4.1% in 2025. This applies to independent residences, such as single-family homes, studios, and apartments, as well as mooring sites for houseboats. However, if the lease agreement specifies a calculation method, that calculation must be used, with a maximum of 4.1%. Therefore, the increase could also be lower. Mid-range Rent: Maximum Rent Increase of 7.7%

The maximum rent increase in the mid-range sector is set at 7.7%.

This applies to:

  • Independent residences with an initial rent in 2024 between €879.66 and €1,157.95, or in 2025 between €900.07 and €1,184.82.
  • Lease agreements signed from July 1, 2024.

Social Rent: Maximum Rent Increase from July 1, 2025

The maximum rent increase in the social sector will be limited to 5.0% from July 1, 2025. This applies to rooms, mobile homes, pitches, and independent residences. For housing corporations, the average rent increase per property in 2025 will be limited to 4.5%.

 

Why Legal Maxima?

The government has linked the maximum rent increases to inflation or collective labor agreement wage development in order to keep rents affordable. This means rent increases only if incomes also rise. Note: If a lease agreement specifies a higher rent increase than the legal maximum, the tenant does not have to pay it.
