There are new developments regarding the Affordable Rent Act that are important for landlords.
As of July 1, 2024, the minimum points threshold for renting in the private sector has been raised to 187 points. Additionally, from January 1, 2025, you are required to provide a points calculation to your tenants when signing new rental contracts.
A significant change concerns the assessment of the points calculation and rent price. In addition to the Huurcommissie, municipalities are now also authorized to conduct these inspections.
For rental contracts signed before July 1, 2024, tenants still have six monthsfrom the start date to request a rent price assessment.
For contracts that started after July 1, 2024, this limitation has been removed: tenants can request a rent price assessment at any time during the rental period. This makes it especially important that your points calculation (WWS) is accurate and that a valid energy label is available throughout the entire rental period.
